What written tenancy information must landlords give in England in 2026?
From 1 May 2026, landlords creating a new tenancy in England must give tenants certain written information about the key terms before signing a tenancy agreement or otherwise agreeing the tenancy. The information can be inside the agreement or provided separately.
New tenancies from 1 May 2026
The written information requirement applies when a new tenancy is created on or after 1 May 2026. The government says the information must be provided before the tenancy agreement is signed or the tenancy is otherwise agreed.
Existing written tenancies
Where a tenancy was created before 1 May 2026 and there was already a written record of the agreement, landlords generally did not need to reissue the agreement. Instead, most landlords had to provide the government’s Renters’ Rights Act Information Sheet 2026 by 31 May 2026.
Existing verbal tenancies
Where a pre-1 May tenancy was entirely verbal, the landlord had to provide the required written information about the key terms by 31 May 2026.

The 2026 reforms changed the private-renting framework in England. Do not rely on an old fixed-term AST template without checking whether its assumptions still match current law.
