Tenancy agreement vs rental agreement: is there a difference?

In everyday UK use, “tenancy agreement” and “rental agreement” are often used to describe the written terms between a landlord and tenant. The label matters less than the legal relationship and the terms actually agreed. In England, major private-renting changes took effect on 1 May 2026.

The name is not the main issue

A document called a rental agreement can still record a tenancy. What matters is the arrangement itself: who is letting the property, who occupies it, the rent, the property, the responsibilities of each side and the legal rules that apply.

Most existing assured shorthold tenancies became assured periodic tenancies on 1 May 2026. New assured tenancies no longer have a fixed end date. For new tenancies, landlords must give tenants specified written information about key terms before the agreement is signed or otherwise agreed.

What should the written agreement make clear?

A useful written record should make the parties, property, rent, payment arrangements and responsibilities clear, together with the other information required for the particular tenancy. A template should not be treated as a substitute for checking the current rules that apply to the property and tenancy.
