Periodic vs Fixed-Term Tenancy in England

For most assured private tenancies in England, the old choice between a fixed-term AST and a periodic AST has gone. From 1 May 2026, assured tenancies operate on a rolling basis.

What is an assured periodic tenancy?

It is a tenancy that continues from one rental period to the next rather than ending on a fixed date. GOV.UK gives weekly or monthly arrangements as examples.

Can a landlord create a fixed end date?

Not for an assured tenancy under the current England rules. GOV.UK says an assured tenancy agreement cannot be created with an effective end date; if one is inserted, the end date does not apply.

What happened to existing AST fixed terms?

On 1 May 2026, assured tenancies — including ASTs — automatically became rolling tenancies. Any previous end date ceased to apply for that purpose.

There are exceptions

Not every rental arrangement is an assured periodic tenancy. Lodgers living with a landlord and some other accommodation types fall under different rules, so tenancy type matters.
